HEADWAY Property Services

Rental property & investor services

Rental and investor property cleanouts.

For landlords, property managers, realtors, and investors who need a unit or a whole property emptied and ready.

What we handle

  • Legally authorized removal of contents after a tenant move-out
  • Foreclosure and bank-owned property cleanouts
  • Pre-renovation clear-outs and light tear-out
  • Basement, garage, and yard debris on multi-family properties
  • Pre-listing clear-outs coordinated with your agent

How we work with professionals

You get a written scope before work begins: what's included, what's excluded, who handles disposal, and the agreed price. When the job's done, we send before-and-after photos for your records or your client.

If there are more contents than expected, or materials we can't handle, we contact you before doing anything outside the agreed scope.

Access and coordination

We can work from a lockbox or coordinate keys with your property manager or agent. Let us know any building rules, parking limits, or tenant notices we should plan around.

Ongoing work

If you manage several units or list properties regularly, use the estimate form for the first job and mention it's recurring. Include the property addresses, access arrangements, and any dates you're working toward.

Removal of a former tenant's belongings may be subject to Pennsylvania landlord-tenant law. Confirm you have the right to remove contents before scheduling.

Scope, scheduling, and disposal

Can you work toward a listing or renovation date?
Include your target date in the request. Availability and the scope need to be confirmed before a work date is agreed; an inquiry isn't a guaranteed turnover.
What affects the estimate?
Contents, sorting, heavy items, unit access, stairs, and disposal arrangements. Photos of each area and clear removal authorization help us review the work.
Do you consider small commercial spaces?
Yes. Offices, storefronts, and smaller commercial clear-outs are reviewed individually. Describe the project rather than assuming it's accepted or ruled out.

Have a property to turn over?

Send the property address, the scope you have in mind, access arrangements, and the date you're working toward. We'll review it and follow up with a written scope.
